People searching for a boundary surveyor almost always search locally: “boundary surveyor near me”, “boundary survey Colchester”, “boundary dispute surveyor south London”. That instinct is right, but not quite for the reason most people assume.
The law of boundaries is identical everywhere in England and Wales. What changes from one area to the next is the evidence — where the records are kept, how far back they go, and how much of the original plot layout still survives on the ground. That is what a local surveyor actually brings.
Here is where we work, and what the local part genuinely changes.
Where we cover
We undertake boundary surveying throughout England and Wales, working from four offices across London and the South East. These are the areas we attend most often.

If your area is not on the list, it does not mean we cannot help. It usually means we simply attend there less often. Call us with the address and we will confirm coverage and the fee.

What local knowledge actually changes
Which archive holds the answer
Scaled site plans submitted with past planning applications are often the single most useful document in a boundary matter, because they benchmark what the boundary was understood to be at a given date. Local authorities differ enormously in what they hold, how far back their digital records run and what has to be requested from paper storage. Knowing which door to knock on saves weeks.
The build pattern of the street
Victorian terraces, interwar semis and post-war estates each have a characteristic plot layout. When you know what the original layout should look like, an anomaly stands out immediately — and an anomaly is usually where the dispute started, sometimes decades before anyone noticed.
How quickly someone can attend
Four offices means an inspection booked in days rather than weeks. It also means a surveyor can return without a large travel cost if the neighbour later agrees to give access from their side, which happens more often than you would expect once a report is in circulation.
What it does not change
The fee. Our rates do not vary by postcode, and travel within London, the Home Counties and the South East is included in the quoted price.
What it costs
Fixed fees, quoted in writing before any work begins, plus VAT:
- From £1,050 — determination of one boundary line
- From £1,315 — determination of two boundary lines
- From £1,475 — joint appointment, where both parties share the cost of a single impartial determination
The full breakdown, including what the fee covers and the Land Registry fees to budget for separately, is in our guide to boundary survey costs. [link “boundary survey costs” to /blog/how-much-does-a-boundary-survey-cost/]
Frequently asked questions
My area isn’t listed. Can you still help?
Yes. We undertake boundary surveying throughout England and Wales. The areas above are simply where we work most often.
Do you charge extra for travel?
Not within London, the Home Counties and the South East. For instructions further afield we tell you at the quote stage whether any travel cost applies, before you commit.
Does the law differ by area?
No. The same law of boundaries applies across England and Wales. What differs is the local documentary record, which is why we research the archives for your specific area before attending.
Can you act for both neighbours?
Yes, on a joint appointment. Both parties instruct the same surveyor, share the cost and receive the same impartial determination. It is usually the quickest way to settle a line.
Speak to a surveyor before it escalates
Up to 15 minutes of free, no-obligation telephone advice. We will tell you honestly which stage you are at and whether you need us yet.
