Special foundations
Special foundations refer to any construction work involving foundations that extend below the level of the base of the walls on the adjoining property, often requiring more complex engineering solutions such as concrete piles or reinforced beams. Under the Party Wall etc. Act 1996, the construction of special foundations requires explicit consent from the adjoining property owner, beyond the standard Party Wall Agreement. Serving a Party Wall Notice is the first step in this process, informing neighbours of the proposed works and the intention to construct special foundations. If the adjoining owner consents, a Special Foundations Agreement, detailed within the broader Party Wall Agreement, must be drafted and agreed upon.
