      What is Party Wall Surveying?

It is a process that deals with disputes and agreements between neighbours regarding shared walls or structures.

It is required when carrying out certain works that affect a shared wall, such as a building or excavation near the boundary.

The building owner initiating the works is generally responsible for paying the Party Wall Surveyor’s fees.

The duration varies depending on the complexity of the project, but it can range from a few weeks to a few months.

They mediate between the building owner and the adjoining owner, assess potential risks, and ensure compliance with the Party Wall Act.

Prepare the Notice detailing the proposed works, serve it to the adjoining owner(s), and allow a statutory notice period.

They have the option to appoint their own Party Wall Surveyor to safeguard their interests during the process.

No, serving a Party Wall Notice is a legal requirement. Failing to do so can result in legal consequences.

A Party Wall Award is a legally binding document that outlines the rights and responsibilities of all parties involved. It is obtained through an agreement or, if necessary, by Party Wall Surveyors making a decision.

Non-compliance can lead to legal disputes, injunctions, and potential financial liabilities.
